For one of our clients – a long-term real estate investment platform focused on acquiring residential land in high-potential urban areas – we are looking for a Land Acquisition Manager.

*Source residential land opportunities in Sofia through brokers, developers, landowners, and off-market channels;
*Build and maintain strong relationships with market participants to generate consistent deal flow;
*Evaluate potential land acquisitions based on location, long-term appreciation potential, zoning status, infrastructure access, pricing, and downside risk;
*Assess planning and regulatory frameworks, including zoning, permitting pathways, and urban development plans;
*Lead negotiations with landowners, brokers, and other transaction counterparties;
*Coordinate legal, technical, and planning due diligence during acquisition processes;
*Support investment decision-making through structured analysis and clear acquisition recommendations;
*Monitor regulatory, zoning, and infrastructure developments that may impact land value over time.

*5–10 years of experience in land acquisition, residential real estate, or real estate investment/advisory;
*Strong understanding of the Sofia residential land market and its key value drivers;
*Proven experience sourcing, negotiating, and closing land or property transactions;
*Practical knowledge of zoning regulations, planning frameworks, and permitting processes;
*Strong analytical and commercial thinking with the ability to evaluate opportunities and risks efficiently;
*English proficiency at C1 level or higher (working fluency with investors and board-level stakeholders);
*Independent, proactive professional with strong negotiation skills and relationship-building ability.
